Our residential conveyancing costs

Our service covers the work a solicitor usually expects to carry out within a standard residential conveyancing transaction including dealing with one lender. We aim to offer all of our clients a professional and effective service . However if the transaction is unduly complicated or delayed there may be additional charges. There will also be additional charges in the event of extra work in connection with the items listed below*.

Disbursements

Disbursements are monies we have to pay out on your behalf for items such as searches and Land Registry fees.

On a purchase standard searches will cost in the region of £215.00 plus VAT of £43.00 although search fees do differ depending on the area of the country. In addition you will have to pay a fee to the Land Registry to register the transfer of the property to you and Stamp Duty Land Tax. Both the Land Registry fees and Stamp Duty Land Tax depend on the purchase price of the property.

Our fees do depend on the price of the property and complex or non-standard transactions will incur additional costs at the appropriate hourly rate in accordance with our Terms of Business. The figures set out above are guideline figures and Stamp Duty Land Tax and Land Registry fees do depend on the price or value of the property.

*Additional Charges

**There is a minimum charge of £800.00 plus VAT of £160.00 and disbursements for leasehold transactions.

Timescale

In our experience an average transaction takes in the region of four to six weeks from instructing us up to exchange of contracts, and then a further two weeks to complete. However, timescales for a conveyancing transaction depend on a number of factors including the readiness of the other parties to the transaction and whether or not there is a chain of transactions involved, as well as the length of time taken for you to obtain your finance and surveys. The key stages involve an initial meeting where we will take instructions before progressing matters (carrying out searches/dealing with enquiries etc)  to exchange of contracts and ultimately completion of the transaction. Following completion, we would (depending on instructions) deal with post-completion matters such as registration of mortgages, applications to the Land Registry and submission of stamp duty land tax returns to HM Revenue & Customs.  Here at Castle Sanderson, it is usual for the same person to handle your matter from start to finish through all the key stages of the transaction
